Where are Eden Group's homes?

Three developments, all in Auckland. Taupo Street in Green Bay is nine homes and Woodward Avenue in Māngere Bridge is five, both completing September 2026. Kesteven Avenue in Glendowie is six homes, completing early 2027.

When can I move in?

Taupo Street and Woodward Avenue both complete in September 2026, and Kesteven Avenue in early 2027. Every Eden Group NZ home is currently bought off the plan, so you are buying ahead of completion. Settlement follows title, and you move in after that.

How big are the homes?

It depends on the development. Kesteven Avenue runs 89 to 109 square metres, three bedrooms in every home. Taupo Street runs 142 to 171 square metres on 131 to 282 square metres of land, with four and five bedrooms. Woodward Avenue has the largest at 133 to 192 square metres, three and four bedrooms, including one over three levels with a double garage.

Do the prices include GST?

Yes. Every price we publish includes GST. New builds are GST-inclusive to the purchaser, so the figure you see is the figure you pay. If a price elsewhere is quoted plus GST, it is fifteen percent higher than it looks.

How much deposit do I need, and where is it held?

Usually ten percent. The deposit is held in a solicitor's trust account. It is not ours to spend during construction and it does not fund the build. If the agreement does not settle for a reason set out in the contract, the deposit comes back to you.

Do I make progress payments while the home is being built?

No. There is nothing further due until settlement. You are welcome to visit at agreed times, and we will keep you updated on progress and timing.

What is a sunset date?

Every off the plan agreement carries a long stop date by which the home must be complete. If it is not, either party can usually cancel and the deposit is returned. Read the sunset clause and check who can cancel and on what terms, because that varies between developers and it matters.

Can the plans change before my home is finished?

Agreements normally allow the developer to make minor changes to the plans, often within a stated tolerance for floor area. Check what that tolerance is and what happens if it is exceeded. Ours are set out in the agreement rather than left open.

Can I get finance on a home that is not built yet?

Usually, and often on better terms. New builds are exempt from the Reserve Bank's loan to value restrictions, so a deposit below twenty percent is often possible where it would not be on an existing property. Pre approvals also expire and a build takes months, so talk to your bank early about how long yours will hold.

What warranties come with the home?

The Building Act gives you implied warranties on residential building work that run for ten years from completion, and they cannot be contracted out of. Structural and weathertightness cover sits on top of that. Ask for the specific warranty documents for your home and keep them with your title.

Do I have to go through an agent?
